Holiday homes in Greece: How prices evolved in the second quarter of 2026

The Greek holiday home market maintained its momentum during the second quarter of 2026, with average asking prices for properties for sale recording an upward trend across most of the areas examined in Attica and mainland Greece. According to data from Spitogatos Insights, the market continues to show significant regional differences, with some popular destinations recording notable year-on-year price increases, while smaller declines were observed in other areas. The figures point to continued interest in holiday homes from both domestic buyers and international property seekers, with certain destinations attracting particularly strong demand.

In areas close to Athens, Saronida recorded the highest average asking price for holiday homes, reaching €3,200 per square metre. It was followed by Anavyssos at €2,941 per square metre and Porto Rafti at €2,667 per square metre. At the more affordable end of the market, lower asking prices were recorded in Kalamos at €1,615 per square metre, Eretria at €1,635, Artemida at €1,862 and Keratea at €1,875 per square metre. Porto Rafti recorded the strongest annual increase in the area, with asking prices rising by 14.7%, followed by Palaia Fokaia with a 14.3% increase. By contrast, small year-on-year declines were recorded in Saronida, Eretria and Marathon.

The Argosaronic islands continued to stand out for their relatively high property prices. Spetses recorded the highest average asking price among the islands examined, reaching €4,615 per square metre, while also registering a 10% annual increase. Poros followed at €3,207 per square metre, while Aegina reached €2,692 per square metre. Poros also recorded one of the most significant annual increases in asking prices, exceeding 20% compared with the previous year, highlighting the strong momentum observed in the local holiday home market.

The picture in the Peloponnese was more diverse. The highest average asking prices were recorded in Kalamata, at €2,892 per square metre, followed by Nafplio at €2,778 and East Mani at €2,727 per square metre. At the other end of the scale, Zacharo in Elis recorded the lowest average asking price among the areas examined in the Peloponnese, at €1,200 per square metre. It was followed by Akrata at €1,538 and Xylokastro at €1,700 per square metre. The figures underline the significant differences between individual destinations, with asking prices varying considerably depending on the location and the level of demand.

In mainland Greece, Halkidiki stood out, recording some of the highest average asking prices for holiday homes among the areas examined. Sithonia reached €3,000 per square metre, while Kassandra stood at €2,895 and Kallikrateia at €2,513 per square metre. At the more affordable end, Zagora in Pelion recorded €1,171 per square metre, while Agria stood at €1,387. Significant annual increases of more than 10% were also recorded in Sivota and Kavala, indicating that demand for holiday homes extends beyond Greece's traditionally established destinations.

International demand remains an important factor in the Greek holiday home market. According to Spitogatos Insights data for the second quarter of 2026, Halkidiki ranked first among the areas attracting the highest international interest in properties for sale in Greece. The top five also included the Municipality of Athens, the suburbs of Thessaloniki, the southern suburbs of Athens and the Cyclades. Among the countries generating strong demand for Greek properties were the United States, Germany, the United Kingdom, Bulgaria, Serbia, the Netherlands and Switzerland. In terms of property type, detached houses, apartments and villas were among the most popular choices for international prospective buyers.

Domestic demand followed a somewhat different geographical pattern. The areas attracting the greatest interest from prospective buyers in Greece included the suburbs of Thessaloniki, the southern suburbs of Athens, the Municipality of Athens, the northern suburbs of Athens and the western suburbs of Athens. The strong presence of Attica and Thessaloniki among the most sought-after areas highlights the importance of Greece's major urban centres alongside traditional holiday destinations.

Overall, the data for the second quarter of 2026 reveal a holiday home market characterised by significant regional differences in both asking prices and annual changes. From Spetses and Saronida to Halkidiki, the Peloponnese and Pelion, average asking prices vary considerably, with high-value destinations existing alongside areas where properties remain comparatively more affordable. Halkidiki stands out both for the price levels recorded in areas such as Sithonia and Kassandra and for the strong international demand it attracts, while Porto Rafti, Palaia Fokaia and Poros recorded notable annual increases.
